Basic Design Services...
This program is recommended for home builders or customers familiar with the home design/build process. It is also ideal for speculative projects.

Pricing starts around $1.60 per square foot of the total building area.

Complete Design Services...
This program is recommended for custom projects with higher level of detail. It is ideal for customer looking for one firm to handle all aspects of the design - including surveying, engineering and other services.

Pricing starts around 3% of the total investment.
(depending on the actual services included)

 

The Programming Phase
This is the first and probably the most important phase of the design process. During this stage we will gather all necessary information necessary for the design of your home. We encourage you to come to this meeting well prepared with any design requirements. These are, for example, the approximate size of the home, the number of rooms and how they relate to each other, any visual references as well as the description of your site.

The homeowner is responsible for providing us with surveys, deed restrictions and architectural committee requirements (if any).

The Programming Phase

During this phase the designer will prepare rough sketches of floor plan(s), elevation(s) and site plan based on the information gathered during the previous phase.

If requested by the owner, or required by an architectural committee, we will prepare additional sketches of the rear and side elevations as well as any additional details.

 
The Design Development Phase
Upon approval of the sketches we will then generate CAD drawings depicting the floor plan(s), all elevations and a site plan. These drawings will significantly increase the precision for any necessary fine-tuning.

A 3D model of the exterior of the home will be constructed as well for better understanding of the design.

 
The Construction Documents Phase
Additional details (e.g. finishes, cabinetry, electrical, etc.) are addressed and the final construction documents are created during this phase.

A complete set of plans will include all details standard for a so called "Builder Set"
